Organise gas, electrical, and legionella certification
As a landlord, it is crucial to ensure the safety of your property. By renting your property to Morris Housing, you do NOT have to worry as we carry out the following before the start of any tenancy:

All necessary maintenance to gas appliances and gas pipework

Annual gas safety checks

Safety checks of all wiring in the property

Inspections of any electrical appliances provided

Risk assessment for Legionnaire's disease
This will help you ensure that your property is safe for your tenants to live in and that you comply with all relevant safety regulations.
Renewals
As the initial fixed term draws to a close, we'll get in touch with you to check if you're interested in extending the tenancy.

Arrange routine repairs and maintenance
At Morris Housing, we have dedicated property managers who deal proactively and effectively with the issues that may arise during a tenancy.
Once a tenant reports an issue, we’ll receive a real-time report (in the exact words of the tenants). We’ll then deal with the fault, obtain quotes, monitor open jobs and push our contractors to deal with issues promptly.
Major repairs will be reported to you ASAP.
Routine property inspections
We conduct a thorough inspection every year, providing a full-colour brochure with recommendations and details on any improvements should they be required, reassuring you that your property remains in sound condition for future rentals, and minimising the cost of repairs by acting in good time.
Council tax and utility accounts
We will take care of transferring the Council Tax and utility accounts to Morris Housing. We will also take meter readings and prepare your closing gas and electricity accounts. However, you will need to provide instructions directly to British Telecom as they require it from you as the landlord.

Short-term inspections are carried out before and after every tenant to ensure that the property is in good condition.
